How can I build my business leads?
I just started my own cleaning business and when I do cold calling I dont be so successful in that. What else would you recommend. People has told me newspaper ads but I also want to try to get contract with a commercial building? Please Help me =(

I have noticed that a lot of people who clean houses make business cards and fliers and put them in peoples' mailboxes, on their front porch, and on their front doors. I would suggest you spend a little money to make some fliers to advertise your business, it shouldn't cost that much if they are just black and white copies that you can get done at Staple's or somewhere. Another thing is make sure you distribute your fliers to the correct houses, you will have better chances of generating business by advertising in neighborhoods where the houses are medium to large size homes. To put it plainly, the larger the house the more money the people who live in it have, and they are the ones who can afford and are more likely to hire someone to clean their house for them. You probably will not get much business if you advertise in a low-rent apartment complex where they evict someone every week. Find out which areas in your city or town have the large houses and mansions, houses with BMWs, Lexus's, and Mercedes Benz's in the driveways. And for trying to get a contract with a commercial building, your best chances would be to go to the source and talk to the building's manager or landlord. To find out who the person to talk to is I think you should visit the building on a day they are open and talk to the secretary up front or anyone else who can help you, tell them who you are and what you are trying to do, they should be able to give you a name and a phone number and then you can go from there. I'm sure the building will already have a cleaning crew so you need to offer something that will encourage the building manager or landlord to give you a chance at the contract, ask them what they are paying for cleaning services now, whatever the price is tell them you will beat it, do what you can to get the business. I wouldn't recommend advertising in newspapers, the going rates for even a small space on a 1 page would be quite costly, I wouldn't do it in the beginning at least. Don't waste your time doing cold calling, that's like telemarketing, it is completely hit and miss, you have no way of knowing who you are calling and if they will even be remotely interested in what you are selling. You should also look at what your competitors are doing, what their fliers look like, where they are advertising, who's houses they are cleaning, observe what they are doing and how they do it, and then do it better yourself. I have talked to people who clean houses before and they told me that most of their new business are referrals from people who's houses they are already cleaning, the people tell their friends and family, and they keep it going from there.
